Seattle Airbnb Housing -What is influencing the price?

Introduction

Airbnb, Inc. operates an online marketplace for lodging primarily homestays for vacation rentals, and tourism activities.Seattle’s price information data is publicly available, so I analyzed the data as if I were planning a trip.

If you were to actually plan a trip, you would be concerned about many things. When during the year are the prices higher? What type of certification does the host use to register on the site? If so, does each form of certification have an impact on the price? And when it comes to accommodation, are the facilities worth the price?

This time, we analyzed the data according to data science methods (CRISP-DM).

1. When is the month with the highest average price during the year?

Before the coronavirus outbreak, should I go on a trip now? Or should I go next month? I often wondered. If I were to travel to Seattle, I would consider the following to be helpful.

Housing prices for vacant properties in Seattle tend to be higher in the summer and lower in the winter.

2. Is there a relationship between price and form of verification?

Relationship between certification type and price? What does that have to do with anything? You may be wondering. That’s what I was thinking before I analyzed the data. First, let’s check the authentication type.

Many authentications from the chart are through old-fashioned means such as phone calls and e-mails. In recent years, as a result of the widespread use of social networking sites, social networking site authentication is also being used; not all people who publish their properties on social networking sites are authenticated by social networking sites as it is, but what if it affects the price? With that in mind, I grasped the impact of price and authentication form. As a result of machine learning, we found out that the impact is as follows.

The results show that there is a relationship between social networking and price, but old-fashioned forms of authentication such as the telephone have no effect on price. The results are not easy to believe right off the bat, but when checking out properties on social networking sites, you may want to pay attention to the price.

3. Is there a relationship between price and amenities ?

It’s not about that. It’s still about the equipment. So let’s take a look at the facilities. First, let’s look at the top 10 most common facilities.

In order from most common to least common, wireless internet, air conditioning, kitchen smoking detectors, etc. Now that we know what the general amenities are, let’s assume that when we plan our trip, we won’t be satisfied with the general ones. A higher price will not necessarily satisfy you, but what are the things that affect the price?

Oh, what a surprise. Only the kitchen is in the top 10 most common facilities due to price and impact? The others are cable TV, friendly family/kids, breakfast, indoor fireplace.

Conclusion

— August is highest average price in available item.
—Top 5 Verification related to price are KBA(Knowledge-based authentication), reviews, Google, Linkedin, Facebook.

— Top 5 amenities related to price are Cable TV, Family/Kid Friendly, Indoor Fireplace, Breakfast and Kitchen
